| MONTHLY SALES REPORTS FOR SUNLAND/TUJUNGA |

| The average number of homes sold so far this year have fluctuated in sometimes opposite directions from last year. September saw an increased number sold compared to last year, which is good. Average home prices in the area, however, have mostly been lower than last year's. There has been strong downward pressure on prices in the Sunland/Tujunga areas, and quite a few homes have come up as Foreclosures. Banks seem reluctant to lower their prices, however, and some properties have been on the market a long time. Overall, demand continues to be stronger in our foothill communities, where people are looking for good values. There are still a lot of people looking for a home for a good price. The news I reported in the last issue about the lending situation has remained mostly the same. Lenders are looking for buyers with good credit and a good down payments. Secondary loans are harder to find. This unfortunately reduces the number of people who can buy a home. The only good news about this is that if people get loans for less than 20% down and elect to pay PMI (Private Mortgage Insurance) can now include this amount when itemizing on their income taxes..
